Home Staging Report

Before I begin any home staging consultation I remind my clients that they do not have to take notes and remember everything I have said if they would also like a detailed home staging report. It is at an additional cost but I remind them that it will have everything from floor plans if needed to paint colors and bullet point to-do list for each space. Home Staging Report

My home staging report is a 20+ page report catered to each client. Of course, there are a few generic bullet-points (i.e. keep the toilet seat down) but all of my home staging reports follow the following format:

  • Cover Page
  • Section 1: Curb Appeal
  • Section 2: Main Rooms: Organized by room, in the order WE WALKED through the property
    • DETAILED bullet-point to-do list
    • Floor plans when needed
    • Purchase links
    • Photos of their space with necessary markings
    • Example of comparable staged room
  • Section 3: My General to-do list for Bathrooms
  • Section 4: My General to-do list for closets
  • Section 5: Additional small space notes/photos
  • Section 6: Basic Showing Instructions
  • Section 7: MLS Photo Cheat Sheet
  • Section 8: Contractor Contacts
  • Closing: Pricing if they want to hire me for additional services

Feel free to use the above format, or you can purchase an example of my exact staging report for only $10. It will be a word document for easy access for anyone to add in their own notes and photos.

Please note, I use to create my client reports in word but I felt very limited on the look/style of adding client photos etc. For that reason, I now use Notability on my iPad to create all of my reports. It is compatible with Microsoft Word. I just felt I had more freedom to create a report that was pleasing to read.
